More and more tenants are finding it difficult to pay their rent, according to the Association of Residential Letting Agents.
2/3rds of ARLA agents reported an increase in the amount of tenants who had problems in their rent payments in the last 6 months.
Ninety-three per cent of ARLA members also reported that they have seen a hike in tenants haggling with landlords over rents since the beginning of the year. Agents noted that this wasn’t just due to people having a necessity to cut costs, but also down to some tenants wanting to take advantage of the downturn in prices.
The number rose to as much as 98 percent for members in central London, an area that has traditionally seen strong demand from the international and finance sectors, both of which are under pressure to cut costs.
If tenants have become unemployed the allowances they receive would mean that they could not pay their rent on time due to the benefit being paid in arrears, as opposed to rent, which is paid in advance.
There’s been a lot of talk about the Homeowner Mortgage Support Scheme of late but as far as I can see, tenants are being forgotten completely. That’s inexcusable in a climate such as this. Changes to support tenants faced with eviction due to landlords having property repossessed were introduced in April although no benefit is yet seen filtering through to the market place.
The number of rental tenancies has increased this 1/4 according to data recorded by, AR, even though tenants are finding it difficult to pay their rent. The increase in tenancy agreements is believed to be due to the number of tenants readily changing properties to reduce their rent and the difficulties of now gaining a mortgage to buy a property.
With the economic downturn still showing little signs of abating Landlords are increasingly opting to seek Agents who offer Rent Guarantee schemes. It seems that it is a price worth paying for peace of mind.
